After completion, the building will be handed over to a Special Purpose Company (SPC) in which Tokyo Century has invested, and it has been decided that NTT Logisco will be the tenant.

The facility is located approximately 3.3 km from the Fujidera Interchange on the Nishi-Meihan Expressway, making it an ideal location for logistics, enabling deliveries to both central Osaka and wider areas. Furthermore, its convenient location, just an 8-minute walk from Shiki Station on the JR Yamatoji Line, makes it highly advantageous for commuters and for attracting and retaining talent.

This box-type logistics warehouse, with a total floor area of 24,230.40 m2 and four above-ground floors, is designed to be divisible into two sections, accommodating both single-tenant and multi-tenant facilities. It also features a high ceiling height of 5.5 m, a load capacity of 1.5 t/m2, and a column span of over 11 m, providing a highly versatile design that allows for flexible warehouse layouts. Partial air conditioning is installed in the warehouse space to ensure a comfortable working and storage environment. Furthermore, as a BCP (Business Continuity Plan) measure, an emergency power generator capable of operating for up to 48 hours is provided, enabling the operation of disaster prevention equipment and business operations during emergencies.

Furthermore, the facility has entered into an on-site corporate PPA (power generation capacity 498.6 kW) with NTT Anode Energy, and will utilize additional renewable energy-derived electricity. By NTT Anode Energy installing and owning solar power generation equipment on the facility's roof, approximately 630 MWh of additional renewable energy-derived electricity will be generated annually, and a reduction of approximately 267 tons of greenhouse gas emissions per year is expected.

Furthermore, the electricity used, including that of NTT Logisco, the tenant, will be 100% renewable energy by purchasing renewable energy-designated ionized stone certificates, contributing to NTT Logisco's sustainable management. This will be NTT Urban Development's first attempt to introduce solar power generation equipment to a development property using an on-site PPA scheme.

Furthermore, as part of its efforts to reduce environmental impact, the building has achieved a 5-star rating under BELS by reducing its standard primary energy consumption by 48% through measures such as the introduction of high-efficiency equipment including LED lighting throughout the building. In addition, it has achieved an A rank (overall rating of 4 stars) under CASBEE Osaka Mirai, which comprehensively evaluates the environmental performance of buildings, taking these efforts into account.
