CBRE Investment Management Japan (CBRE IM), which is contracted by Shin-Koyasu Special Purpose Company to manage assets, and Tokyu Land Corporation, which is contracted to manage projects, announced on August 26 that a lease agreement has been concluded between F-LINE and the lessor for "(tentative name) CBRE IM-LOGI'Q Shin-Koyasu," a multi-tenant logistics facility with three temperature zones currently under development in Kanagawa Ward, Yokohama City.

"(Tentative name) CBRE IM-LOGI'Q Shin-Koyasu" is a next-generation logistics facility being jointly developed by CBRE IM and Tokyu Land Corporation, with completion scheduled for January 2027.

This large multi-tenant facility offers approximately 80,500 square meters of leasable space. The plan is to accommodate a wide range of needs, including three temperature zones, by using the first to third floors for frozen and refrigerated warehouses and the fourth and fifth floors for dry warehouses.

With F-LINE having secured a contract for the 2nd and 3rd floor refrigeration areas, the facility's occupancy rate has reached approximately 40%, and the company is still seeking tenants for the remaining spaces.

It is located 1.1 km from the Koyasu Interchange on the Shuto Expressway Kanagawa Route 1 Yokohane Line, and is also close to National Route 1 (Dai-ni Keihin) and National Route 15 (Dai-ichi Keihin).

As a logistics hub connecting Yokohama Port and Haneda Airport with major cities in the Tokyo metropolitan area, it is suitable not only for deliveries to the city center but also for deliveries to medium and wide areas. Furthermore, its location within walking distance of Shin-Koyasu Station on the JR and Keihin Kyuko lines gives it an advantage in terms of securing employees.

Furthermore, it enables import and export inspections of livestock products (animal quarantine) and plant quarantine, and allows for direct transportation to consumption areas without going through designated inspection sites, leading not only to cost reductions but also to a reduction in environmental impact.
