This project was led by CBRE's asset management division, which signed a land purchase agreement through a special purpose company (SPC) on August 8, 2025, and acquired the land on September 3. CBRE's Sapporo branch supported the land acquisition in Tomakomai City and implemented planning and design based on market research and analysis. They selected partners to handle design and construction and formulated a development plan that maximizes the real estate value of the land.

During the development phase, CBRE collaborated with Turner & Townsend, a CBRE group company specializing in project management and cost management, to support the design and construction process. After completion, CBRE's property management division will handle facility management, while its industrial & logistics division will be responsible for leasing.

Furthermore, the rapid growth of the semiconductor industry in recent years has led to a surge in demand for the storage of hazardous materials essential for semiconductor manufacturing. The hazardous materials warehouse under development is strategically located in Tomakomai City, Hokkaido, approximately 10 minutes by car from Tomakomai Port and 15 minutes by car from New Chitose Airport. Situated midway between the area around New Chitose Airport, where semiconductor-related industries are concentrated, and Tomakomai Port, a hub for the transportation of hazardous materials from Honshu, it is expected to function as a recipient of the growing demand for hazardous materials warehouses.
