Daiwa House Industry Co., Ltd. published its "Daiwa House Group Integrated Report 2025" on September 19th.
This report details our business development efforts that create a virtuous cycle of environmental, social, and economic value, and outlines our current progress under our 7th Medium-Term Management Plan (FY2022-2026).
The company has set targets of 5.5 trillion yen in sales and 500 billion yen in operating profit for fiscal year 2026, and has outlined the challenges and strategies for achieving its goal of 10 trillion yen in sales by its 100th anniversary (2055).
In the 7th Medium-Term Management Plan, we aim to expand our scale by focusing our investments on the detached housing business, commercial facilities business, and business facilities business.
In particular, sales from the business facilities business, which focuses on logistics facilities, are projected to be 1,369.7 billion yen in fiscal year 2024 (operating profit margin of 11.7%), 1,333 billion yen in fiscal year 2025 (11.0%), and 1,300 billion yen in fiscal year 2026 (12%).
Regarding the market, the analysis predicts that while the supply of logistics facilities, particularly in the Tokyo metropolitan area, temporarily far exceeded demand, leading to a rise in vacancy rates, the balance between supply and demand is expected to stabilize in one to two years, and vacancy rates are expected to gradually improve.
Although profit margins had declined due to rising material and labor costs, the company stated that they are steadily improving as price increases are being passed on, and that it will focus on leasing existing properties to achieve its 2026 fiscal year plan.
Our logistics facility development strategy includes addressing social issues such as supplying logistics facilities at transit points connecting major cities, automating facilities, reducing truck waiting times, and preparing for disasters. We also actively engage in acquiring and reselling existing facilities, including those owned by other companies, renovating them, and attracting tenant companies.
