On October 16, Hankyu Hanshin Real Estate announced that it will undertake a logistics real estate development project in Menifee, California, within the Inland Empire metropolitan area (IE metropolitan area), through its wholly owned subsidiary, Hankyu Hanshin Properties USA LLC (HHPUSA).
This project will be carried out jointly with Core5 Industrial Partners, LLC., a wholly owned subsidiary of Kajima USA Inc., a local subsidiary of Kajima Corporation, and is scheduled for completion in 2026.
The IE metropolitan area is located in Southern California, the most populous city in the United States, and is adjacent to the Los Angeles (LA) metropolitan area, the largest in the state. As a logistics hub, it captures logistics demand from the LA metropolitan area and other western states in the United States.
The development site is located near a major highway interchange, making it ideally suited to the collection and distribution needs of e-commerce cargo and general consumer goods. The facility is planned to be a large, state-of-the-art warehouse equipped with automation to address labor shortages.
HHPUSA was established in April 2022. In addition to its rental housing business (6 projects), it is also involved in logistics real estate in Buford, Georgia (a suburb of Atlanta).
This project marks the company's second logistics real estate venture, and it aims to continue expanding its real estate business in the United States.
