Centerpoint Development (CPD) announced on October 31 that it has formed a private equity fund targeting "DPL Shin-Fuji II," a logistics facility completed by Daiwa House Industry in Fuji City, Shizuoka Prefecture in April 2020.
CPD has already established two private equity funds backed by externally acquired real estate, and with this latest establishment, the total fund size will exceed 30 billion yen.
Private equity funds backed by externally acquired real estate are an investment method that leverages the leasing network that CPD has accumulated through development funds to enhance profitability and asset value by targeting assets that are rare in each area, have a certain level of specifications or higher, and are in the process of reaching the end of their lease term.
CPD is a real estate asset management company specializing in industrial assets, currently developing and operating 15 logistics facilities nationwide. In addition to developing new properties, it has also worked on converting factories into logistics facilities and renovating older existing properties, and is now focusing on acquiring income-generating real estate.
"DPL Shin-Fuji II" is a facility located near the "Shin-Fuji Interchange," which is midway along the Shin-Tomei Expressway, a major artery for logistics between Tokyo and Nagoya. CPD decided to acquire it as a new strategic logistics base.
