CBRE Investment Management Japan (CBRE IM), which is contracted by a special purpose company to manage assets, will begin accepting tenant applications for its multi-tenant logistics facility "CBRE IM Katsushika" in Katsushika Ward, Tokyo. The facility offers a floor plan with a small, subdivided layout that can be divided into up to 12 sections on the 5th floor (minimum rental space of approximately 600 tsubo).

The facility is scheduled for completion in September 2026. Located in an industrial area of Katsushika Ward, Tokyo, it is approximately 2.6 km from the Hirai Ohashi Interchange on the Metropolitan Expressway Central Circular Route and very close to Tokyo Metropolitan Route 318 (Circular Route 7). It is expected to be used as a wide-area distribution hub covering central Tokyo and other areas of the Kanto region.
Furthermore, its location, 1.3 km from Keisei Tateishi Station on the Keisei Electric Railway Oshiage Line and 1.6 km from Shin-Koiwa Station on the JR Sobu Main Line, along with the Keisei Bus Okudo 1-chome bus stop, which provides access to Kameido Station on the JR Sobu Main Line, located at the facility entrance, gives it an advantage in terms of securing employment.
The warehouse is equipped with air conditioning for workers, ensuring a comfortable working environment. Furthermore, the truck berths on the first to third floors are designed for use as a vehicle garage, allowing for parking of large vehicles and passenger cars (vehicle registration certificates can be obtained). This eliminates the need for staff to secure nearby parking, contributing to a reduction in overtime for truck drivers.
A "Community Contribution Building" will be constructed on the south side of the site. The first floor will house a disaster preparedness storage facility for Katsushika Ward, while the second floor will feature an open space including a cafe that can be used by local residents. The aim is to create a facility of high social value that fosters coexistence with the community while also providing support functions in times of disaster.
CBRE IM also stated that the facility offers "rentable floor plans of approximately 1200 tsubo each on the 2nd to 4th floors, with the smallest rental unit being approximately 600 tsubo. The flexible floor plan design will meet the needs of a variety of businesses and industries, including cross-border e-commerce, outsourcing of inventory storage within city offices, photography studios, and storage of exhibition equipment and promotional fixtures. It will be a rare property in an area close to the city center that offers 'small-scale floor plan' options."
