On November 21, Mitsubishi Estate announced the launch of a development plan for a "next-generation core logistics facility" directly connected to a highway interchange in the Nisshin North district of Nisshin City, Aichi Prefecture. The facility will accommodate new logistics systems such as trunk line transportation by autonomous trucks. The plan is to complete the facility in the early 2030s, creating a multi-tenant logistics facility with a total floor area of approximately 230,000 square meters.
This will be the first major logistics facility in the Chubu region, and together with the facilities already underway in Kanto (Yokohama City, Kanagawa Prefecture) and Kansai (Joyo City, Kyoto Prefecture) as part of Mitsubishi Estate's "major logistics concept," it will connect the three major metropolitan areas in terms of trunk line transportation.

The planned site is located approximately 6.3 km east of the Nagoya Interchange on the Tomei Expressway, between the Nagakute Interchange and the Nisshin Junction. The construction of a dedicated rampway directly connecting to the nearby Nagoya-Seto Expressway is also being considered.
Mitsubishi Estate is proceeding with plans for major logistics development facilities in Kanagawa and Kyoto prefectures, and with the development of a facility in Aichi prefecture, large-scale core logistics facilities will be established in the three major metropolitan areas connected by the Tomei Expressway and Shin-Meishin Expressway, which are major arteries of logistics.

This will create an innovative logistics network that enables seamless cargo transfer and delivery without having to exit highways onto local roads. The goal is to create a "core logistics-type round-trip transportation" system where numerous next-generation mobility vehicles such as double-trailer trucks and autonomous trucks will be cruising the route.
Furthermore, by consolidating previously dispersed trunk line transportation, they aim to improve logistics efficiency and support the realization of the physical internet promoted by the government.
In the future, the company aims to build a nationwide network of core logistics facilities, stretching from the Tohoku region to the Kyushu region. This network will connect with the core logistics facility currently under development in Sendai City, Miyagi Prefecture in the Tohoku region, as well as core logistics facilities in the Chugoku and Kyushu regions that are under consideration, expanding the core logistics facility network, which is centered on the three major metropolitan areas, to the Tohoku and Kyushu regions. The goal is to gradually realize a sustainable wide-area trunk line logistics system in rural areas where labor shortages are becoming increasingly severe.
