On December 8, Nomura Real Estate announced that "Landport Tokai Obu I," the largest logistics facility in its "Landport" series of high-performance logistics facilities with a total floor area of approximately 246,550 m2, was completed in October.
Key features include a double rampway system allowing vehicles to access each floor, enabling efficient operation on a single floor. The central roadway structure allows for efficient loading and unloading in rainy weather, a large number of loading docks, and fine-grained compartment division. The first floor has loading docks on both sides, enabling a "cross-dock" method where goods received from suppliers are sorted and shipped immediately without being stored in the warehouse, contributing to improved logistics efficiency.
The west section of the first floor features a low-floor berth, allowing forklifts to move directly between the berth and the warehouse, contributing to more efficient loading and unloading. It is also compatible with extra-high voltage power reception, enabling the installation of automated equipment and air conditioning, accommodating a variety of needs.
Furthermore, the facility includes an attached hazardous materials warehouse, enabling the storage and handling of hazardous materials in quantities exceeding the designated limits. The seismic isolation structure and emergency generators contribute to business continuity planning (BCP) by being located in an area with low impact from tsunamis, storm surges, floods, and landslides, while also providing seismic isolation devices and emergency generators in preparation for emergencies.

Regarding accessibility, the importance of transit hubs between the two major commercial areas, the Tokyo metropolitan area and the Kansai region, is increasing as a measure to address the "2024 problem" in the logistics industry. The facility has good access to both the Tokyo metropolitan area and the Kansai region, and is a rare large-scale multi-tenant logistics facility in the Chubu area.
Furthermore, the facility is located just 0.5 km from the Obu Interchange on the Isewangan Expressway, approximately 0.5 km from the Odaka Interchange, which provides convenient access to Nagoya city center, Komaki, and the peninsula area, and is only about a 10-minute drive from Nagoya Port. With excellent access to the three key locations that make up the Chubu region—Nagoya city center, Nagoya Port, and the Nishimikawa area—it can meet a wide range of needs, including consumer distribution, manufacturer logistics, and handling of import and export cargo.

Furthermore, Nomura Real Estate has stated that it will focus even more on "initiatives that contribute to job creation through the promotion of local community activities and the enhancement of the attractiveness of logistics facilities" in order to solve the challenges facing the logistics industry. As part of this effort, in December 2025, it signed a "disaster prevention agreement" with Tokai City and Obu City to promote cooperation centered on disaster prevention activities, including cooperation as a receiving facility that will serve as a base for sending people and supplies to disaster areas in the event of a disaster. Nomura Real Estate states that it will continue to work to solve the challenges facing the logistics industry by contributing to the enhancement of the attractiveness of logistics facilities and the promotion of employment through the introduction of equipment in cooperation with the local community and the promotion of community activities.
