Nishitetsu (Nishinippon Railroad) has launched a logistics facility development project in Mesa, Arizona, USA, starting January 29th, through a joint venture company established with American real estate developer ATLAS Capital Partners (ATLAS).
This marks the first time the two companies have collaborated on a development project, and it is also the company's first development project in Arizona.

The project involves dividing a site of approximately 49,000 square meters into two sections and developing two logistics facilities. The total floor area is planned to be approximately 8400 square meters.
Both buildings are IOS-type facilities that keep the building coverage ratio low and secure ample outdoor storage space. One of the buildings will be a BTS-type facility, built to the tenant's specifications. Completion is scheduled for January and October 2027, respectively.

The construction site, Mesa, is a city of approximately 51 people located in central Arizona. It is situated within the Phoenix metropolitan area (population approximately 519 million), which has seen remarkable population growth and business expansion in recent years. The logistics facility to be developed is located 50 km east of Mesa, about a 40-minute drive away.
The development area boasts excellent access to highways and airports, and with numerous data centers and logistics facilities of major companies already located there, demand for logistics facilities is expected to continue.
The total project cost is expected to be approximately 4 billion yen (as of January 29th: 1 dollar = 155.95 yen).
