Daiwa House Industry will begin construction on September 16th of "DPL Sapporo Minami V," a multi-tenant logistics facility (single-story building, total floor area of 12,305 m2) in Kitahiroshima City, Hokkaido.
"DPL Sapporo Minami V" is being developed as the company's fifth logistics facility within the Kitahiroshima Watts Industrial Park, located in the Kitahiroshima area, a logistics hub connecting Sapporo City with New Chitose Airport and Tomakomai Port. Completion is scheduled for the end of May 2028.
Located approximately 3km from the "Watsu Smart IC" and 5km from the "Kitahiroshima IC" on the Hokkaido Expressway, it is about a 30-minute drive from central Sapporo, about a 15-minute drive from JR Chitose Line's "Kitahiroshima Station" and "Hokkaido Ballpark F Village," and boasts excellent access to "New Chitose Airport," "Tomakomai Port," "Otaru Port," and "Ishikari Bay New Port," making it suitable for a wide range of needs, from domestic deliveries within Hokkaido to wide-area transportation both domestically and internationally.
The facility offers the option of subdivided leases (1 unit: approximately 3730 m2 or more), catering to diverse logistics needs, including those of tenant companies handling daily necessities and fresh produce. Furthermore, by adopting a single-story structure similar to the multi-tenant logistics facilities developed within the industrial park, existing tenant companies can expand their floor space using the same operational methods as before.
By ensuring a usable height of 7.0m below the beams, high storage efficiency is achieved by enabling the stacking of goods. In addition, consideration has been given to regional characteristics, such as installing shutters on the truck berths so that goods can be loaded and unloaded without being affected by weather conditions such as snow and rain.
The facility is designed with environmental considerations in mind, aiming to achieve the highest rank of 6 stars under BELS (Building Energy Efficiency Labeling System) and certification of ZEB Ready or higher.
Furthermore, the industrial park is not located in the flood-prone area on the disaster prevention map created by Kitahiroshima City, and is therefore less susceptible to flooding risks from river overflows during heavy rains.
The "Hokkaido Semiconductor and Digital-Related Industry Promotion Vision" aims to maximize the benefits for each region in Hokkaido, such as increased investment, employment, and expanded population, by leveraging the advantage of having semiconductor manufacturing companies located in Chitose City, which is situated in the central Hokkaido region, thereby enhancing the region's attractiveness.
In the Sapporo metropolitan area's logistics facility market, the vacancy rate rose between 2022 and 2024 due to the impact of several new supply operations. However, in recent years, the vacancy rate has been on a downward trend, driven by continued rental demand.
In this business environment, Daiwa House Industry has developed a total of 11 logistics facilities in Hokkaido, with a total floor area of approximately 325,000 square meters.
